An inherited property, settled calmly.
An inheritance raises questions nobody prepares for. What is the property worth? Which figure does the tax office want to see? And what applies when several heirs have to decide together? I take on the part that concerns the property — valuing it, putting it in context and, if you decide to, selling it.
Market value appraisal
For the tax office what counts is the market value on the date of death, not today's asking price. Where the tax office's standardised valuation sits above the actual value, a qualified appraisal can be the basis for a correction. I prepare the valuation using recognised methods and document it so it can be followed. The tax assessment itself is something you discuss with your tax adviser.
Co-heirs
When several heirs have to agree, a sale rarely fails because of the market. It fails because everyone has a different figure in mind. A neutral, evidenced valuation creates one number that can be discussed calmly. From there I handle the sale so that everyone involved works from the same information — without taking sides.
Qualifications
Certified specialist in inheritance-related property matters (Sprengnetter) and DEKRA-certified expert for property valuation. Legal and tax questions are settled with your notary, lawyer or tax adviser — my part is bringing the property and its value into that process cleanly.
