Selling your property

Selling your property – in eight clear steps.

Behind the sale of a property there is usually a change in family or working life. That makes a dependable process all the more important. I guide you carefully and step by step – from the first conversation to the handover of the keys.

Process

How a sale works

The first conversation is without obligation. We discuss the next steps and agree the process with you.

  1. 01

    First conversation

We talk at your pace, in person or by phone. You describe your situation, your time frame and your expectations – without obligation and without sales pressure.

  2. 02

    Valuation

I inspect the property on site and determine a well-founded market value. On that basis we set a realistic asking price together.

  3. 03

    Preparation and photography

We discuss which measures make sense before marketing begins. Then professional photos, floor plans and, where useful, a virtual tour are produced.

  4. 04

    Marketing

I approach registered buyers directly and, if you wish, publish the property on the major property portals. You decide how publicly it is marketed.

  5. 05

    Viewings

I conduct every viewing personally and in a small setting. Interested parties are vetted in advance, so only serious buyers see your property.

  6. 06

    Negotiation

I negotiate with interested buyers on your behalf. The aim is a fair market price with a buyer who will reliably complete the purchase.

  7. 07

    Notary appointment

I prepare the purchase contract together with the notary, coordinate all documents and accompany you to the signing.

  8. 08

    Handover

Handover report, meter readings and keys are carefully documented. This completes the sale.

Questions

Questions owners ask

How long does it take to sell a house?

Many properties are sold within three to six months of being advertised. Valuation and preparation usually take two to four weeks beforehand.

Do I need an energy certificate?

Yes. The mandatory details from the energy certificate must already appear in the property advert (§ 87 GEG). If there is no valid certificate, I arrange one as part of the preparation.

Can I keep living in the house during the sale?

Yes. I schedule viewings with you so that you are disturbed as little as possible.

What if I decide not to sell after the valuation?

Then you keep the written valuation and there is no charge. Many owners use it for their further planning.

Who pays the estate agent's commission?

When single-family houses and apartments are sold to private buyers, the commission is usually shared equally between seller and buyer (§§ 656c, 656d BGB, German Civil Code). The exact rate is agreed in writing before marketing begins.

Which documents do I need for the sale?

Usually a recent land register extract, floor plans, the energy certificate and, for apartments, the declaration of division and the minutes of recent owners' meetings. I help you obtain anything that is missing.
